If you are a first-time homeowner, your real property tax assessment can seem confusing because the real property tax year begins on July 1 of each year and ends on June 30 of the following year.

Your tax bill is divided into two 6-month installments.  The first half-year tax bill is mailed to you on July 20 and is due by August 20.  If you pay your first half taxes after August 20, a penalty will be assessed. 

The second half-year tax bill is mailed to you on January 20 and is due by February 20.  If you pay your second half taxes after February 20, a penalty will be assessed. 

If you have not received your tax bill in time to make your payment by the due date, contact the Real Property Assessment Division immediately!

      IMPOUNDED TAX PAYMENTS:                           
             

 

 

 

     

If your taxes are impounded by your lender, your monthly mortgage payment has been increased so that a portion of your payment will be deposited into an escrow trust account (often referred to as an impound account) held by your lender for the payment of taxes (in addition to any other items that may be impounded such as fire insurance or mortgage insurance.)  Your copy of your original loan paperwork should contain a disclosure on the initial breakdown of your payment.

The lender has the right to make adjustments to your mortgage payment that correspond with any increases/decreases on your tax bill.  Your lender will generally analyze your impound account/escrow trust account every year in January and most adjustments take place at that time.  You will also receive an annual statement that will show you how much money was deposited into the escrow trust account as well as the payments made on your behalf from that account.  You should receive a copy of your real property tax bill every year, but the actual bill should be mailed by the government directly to your lender (your loan can be sold and in that event, your lender is the institution that you are directing your monthly payments to.)  If you believe that you have received the original bill, please contact your lender and make sure that a copy of the bill gets to them so that your taxes are paid promptly and accurately.
