We will set-up a targeted search of real estate listings through the Multiple Listing Service and those homes that meet your personal desires will be emailed to you daily as they are listed for sale. We will also scour the newspaper ads for any For Sale By Owner properties that are willing to work with a Realtor. And, because we are so often out looking at homes in the neighborhood, we can advise you of any For Sale By Owner opportunities that may not be advertised in the newspaper. We'll preview all new available property listings daily with your personal desires in mind so that we can advise you of hidden bargains and new listings before anyone else. You wouldn't believe the bargains we've found for our clients using this "hands-on" approach! 5. We will simplify the buying process, track every detail of the escrow process and provide timely reminders to all involved so that nothing "falls through the cracks" and all timeline items are met according to the contract. If and when issues do arise in the escrow process, we can assist you in a wide-variety of ways from a) acting as buffer between you and the Seller/Seller's agent and avoid having "feathers ruffled"; to b) advising you on possible solutions that our experience has shown to be effective. 6. We will refer you, if requested, to proven inspectors, title and escrow officers and other service providers that you'll need. We'll also coordinate all inspections, appraisals, escrow and title services with the very best firms so you can feel confident and focus on other important tasks during your move. 7. We'll provide you with property research and sales statistics on comparable homes so that you can buy the most home for your dollar. 8. We'll help you locate the most affordable financing in the market and for your situation.. 9. We'll escort you and register you at any new home developments that you may be interested in provided that the developer allows you to be represented by us. 10. We'll set-up viewing appointments for properties that fit your criteria, we'll be present at the showings and you'll be able to benefit from our experience in spotting potential trouble areas. When viewing homes we often see things that you might not see. 11. We'll prepare the purchase contract using Hawaii Association of Realtors comprehensive and well-written forms. 12. We'll be right by your side every step of the way and particularly at the signing of closing documents, which can be quite overwhelming to many Buyers. In fact, we review the Buyer's estimated closing statement for accuracy prior to the signing appointment so that your valuable time is not wasted waiting for revisions. 13. Everything you do with us stays COMPLETELY CONFIDENTIAL. We protect our client's privacy.
